Hyderabad Housing Inventory Hits Record High as New Launches Surge

Hyderabad’s residential real estate market is witnessing a growing imbalance between new housing supply and buyer demand, with unsold properties reaching a multi-year high even as developers prepare to launch more projects. According to an October 2026 report by credit rating agency ICRA, the city is facing increasing pressure from rising residential inventory.

As of June 2026, Hyderabad had 29.6 crore square feet of unsold residential space, accounting for nearly 30% of the total unsold housing inventory across India’s seven largest residential markets. The city also recorded the highest inventory overhang among these markets, including Bengaluru, Chennai, Kolkata, Mumbai Metropolitan Region, National Capital Region and Pune.

At the current rate of sales, clearing the existing inventory would take approximately 2.4 years. This is a significant increase from 1.6 years in March 2024, indicating that new housing supply has been growing faster than the market can absorb it.

New Housing Launches Outpace Sales

Despite the growing stock of unsold properties, Hyderabad is expected to record the strongest growth in new residential launches among the seven major cities in FY2027. ICRA projects an increase of 30–33% in new housing launches during the financial year.

In FY2026, developers introduced 13.3 crore square feet of residential space, marking a 10.5% increase from the previous year. Residential sales, meanwhile, reached 11.8 crore square feet, growing by 4.1%. The difference meant that new launches exceeded sales by 1.5 crore square feet.

The gap widened further in the first quarter of FY2027. New residential launches jumped 76.7% year-on-year, while sales increased by 17.3%. Although buyer activity improved, sales growth remained considerably slower than the pace of new construction.

Luxury Apartments Add to Unsold Stock

Luxury housing has played a major role in the accumulation of unsold properties, contributing approximately 45–50% of the increase in residential inventory, according to ICRA.

Although sales of luxury homes grew by 26% in FY2026, continued project launches resulted in a substantial buildup of available properties. Luxury housing's share of total residential sales also increased from 38% in FY2024 to 49% in FY2026.

However, developers are showing signs of shifting towards more moderately priced homes. Mid-segment properties accounted for 51% of newly launched residential space in the first quarter of FY2027, compared with 44% for luxury housing.

Western Hyderabad Remains the Main Development Hub

Western Hyderabad continues to dominate residential construction and sales. The northwestern and southwestern corridors together account for approximately 85–90% of residential launches and sales.

Kokapet, Neopolis, Tellapur and Khanapur have become important housing development centres, supported by their proximity to IT employment hubs, improving connectivity and expanding infrastructure. The southwestern corridor recorded particularly strong new launches during the first quarter of FY2027.

Will Hyderabad Face a Housing Oversupply

Despite the growing inventory, ICRA's findings do not indicate a collapse in Hyderabad's property market. The city remained India's second-largest residential market among the seven cities by area sold in FY2026, accounting for approximately 18% of total sales.

ICRA expects residential sales to grow by 11–14% in FY2027. However, unsold inventory is projected to remain elevated, with the time needed to clear existing stock estimated at 2.2–2.4 years by March 2027.

For prospective homebuyers, the expanding inventory raises questions about whether competition among developers could eventually influence property prices. However, ICRA has not forecast a specific price correction.

The key challenge for Hyderabad's real estate sector is balancing continued construction with actual buyer demand. The coming months will help determine whether stronger sales can absorb the growing housing supply.
