Compared to last year, housing prices in Hyderabad have increased by an average of 8%, with the average price per square foot reaching ₹7,750, according to a recent report by Anarock, a leading real estate consultancy firm. The rising demand for homes in the rapidly expanding city has led to a steady surge in property values.
During the same July–September quarter of FY 2024–25, the average price per sq. ft. was ₹7,150, which has now climbed to ₹7,750 this year. Expansion beyond the Outer Ring Road, along with the development of new apartments and independent houses, has fueled this growth.
Similar trends were observed across seven major Indian cities, where average housing prices rose by 9% overall. Delhi–NCR witnessed the steepest rise at 24%, driven by strong demand for luxury homes.
Other major cities also saw increases — Bengaluru (10%), Mumbai (6%), Kolkata (6%), Chennai (5%), and Pune (4%). Overall, the real estate sector across India continues to show strong momentum due to sustained housing demand.
