Hyderabad Land Sets New Record — ₹177 Crore per Acre!

Hyderabad has set a new benchmark in the real estate sector. In a recent e-auction conducted by the Telangana State Industrial Infrastructure Corporation (TSIIC) at Knowledge City, Raidurg, one acre of land fetched a record-breaking ₹177 crore — the highest ever in the city’s history.

According to TSIIC, the 7.67-acre plot fetched ₹1,357.59 crore, while another 11-acre plot was sold at ₹141.5 crore per acre, generating ₹1,556.5 crore. Together, these auctions brought over ₹2,914 crore to the state exchequer.

The auction was managed by JLL India and MSTC on behalf of TSIIC. Managing Director Shashank stated that investor confidence in Hyderabad’s steady growth and infrastructure was the main reason for such high bids. Both local and national developers took part in the auction.

This new record has surpassed the previous high of ₹100.75 crore per acre achieved at Kokapet Neopolis in 2022. However, the lack of bidder details and the subdued response in recent HMDA auctions have sparked debates about the transparency and intent behind the record sale.
